Whether you need planning permission or not depends on a number of factors and details on the proposed work.

If the checker says that planning permission isn't needed
The checker is used for guidance only. To be certain that changes do not require planning permission, you should apply for a lawful development certificate.
This will require you to submit drawings of your proposals and pay a fee.

Request planning advice
We can give you advice on a range of services for a fee, including:
- initial or pre-application planning advice
- follow-on planning advice, for comprehensive guidance on a more complete planning proposal
- a planning history check, to see what previous work has been permitted or refused
- a building control history check, to see what previous work has been permitted or refused
There are also specialist advice services for heritage assets including listed buildings, archaeology, trees and ecology.

To make sure your application is assessed without delays, you should check what you need to provide alongside your planning application.
This could be:
- forms
- plans and diagrams
- supporting information

Once you have all the supporting documents that you need, you can apply for planning permission.

Make changes to your application
You can request to make changes to your planning application after submission and before determination.

If your application is invalid
We will deem a planning application as 'invalid' if information is missing or incorrect.
If it's invalid we will return it to you to make the necessary changes and resubmit it.
You can:

A planning officer will get your application once it is valid.
Once your application is valid
Once your application is deemed as valid, a decision will be made as quickly as possible. We will aim to meet the statutory time limits of between 8 to 13 weeks, although often a longer period is agreed with the applicant.
If the decision takes longer than expected, you can appeal through GOV.UK.

If your planning application is rejected and you disagree with the reasons given, you can appeal through GOV.UK.
