Changes to private renters rights (Renters' Rights Act 2025)
The main changes
There are new rules for tenants and landlords in England from 1 May 2026. They give tenants more security and clearer rights. They set stronger rules for landlords.
'No-fault' evictions
Landlords cannot evict tenants under Section 21 anymore (often called 'no fault' evictions).
They must give a valid legal reason to evict a tenant.
The length of tenancies
Fixed term tenancies will end.
Most private tenancies will become 'periodic assured' (this means that they are open ended).
Limits on rent increases
Landlords can only increase rent once in any 12-month period.
They must give at least 2 months’ notice before increasing it.
Tenants can challenge unfair increases at a tribunal.
Rental bidding is prohibited
Landlords and agents are unable to ask for (or accept) bids above the advertised rent.
Limits on rent in advance
Landlords cannot ask for more than 1 month’s rent in advance.
Protection from discrimination
Landlords cannot discriminate against a person because they:
- receive benefits
- have children
Keeping pets
Tenants can ask for permission to keep a pet.
Landlords can only refuse the request if they have a good reason.
