Check if you’re eligible for a home improvement loan

Flexible Home Improvement Loans are available to homeowners who are aged 60 or over. These are to help you remain in a well maintained home during your retirement.

The loans are not means tested, but we will look at the value of your home and any outstanding mortgage to decide whether we can give a loan.

If you have an equity release mortgage, we may not be able to offer a Flexible Loan.

Loan fund

Loans will be considered for repairs, adaptations and improvements which make the home safer, warmer, healthier or more comfortable for the occupants.

Examples include:

  • re-roofing
  • re-wiring
  • installing double glazing
  • installation of a new central heating boiler
  • installation of a walk-in shower
  • installation of a stairlift
  • installing a burglar alarm
  • other repairs, adaptations, energy efficiency or security related works

How the loan scheme works

The loan works like an equity release mortgage, where we give you a loan in exchange for some of the value of your home.

You can choose to pay as much or as little of the loan as you like and you are free to vary your arrangements at any time or repay the loan at any time without penalty.

You must repay any outstanding amount on the loan, plus any outstanding interest, if you sell your home or move out of it.

Interest is charged on the loan at a variable rate set at Bank of England base rate. Subject to a minimum rate of 3.5% and a maximum of 7%.
